An Expanding Real Estate Sector
Since Andhra Pradesh’s 2014 division, Hyderabad’s costs have risen alongside investor interest. Notably, expenses increased even during pandemic-related slowdowns. Residential property demand remains massive in this city blending skyscrapers with historic architecture.
The southern city maintains a higher cost of living than other major Indian metros. Mercer’s Quality of Living Survey awarded Hyderabad “best location to live in India” for five consecutive years. Between April-June 2022, Hyderabad recorded 7,910 property purchases versus 2,430 in the same 2021 period, driven by employment demand.
Opportunities for Youth
Blue-chip and multinational corporations create employment prospects, attracting young professionals. Despite pandemic challenges, Hyderabad advanced significantly while eight major cities slowed construction, achieving 90% progress in the least time. National home vacancies dropped 43% and sales fell 54%, yet Hyderabad reported 64% of sales.
Growth of Supporting Infrastructure
Hyderabad prioritizes infrastructure development — roads, flyovers, cityscape improvements and water supply enhancement — with eight major projects completed since 2007.
The metro rail project received Union Ministry approval, with Phase II establishing Hyderabad Airport Metro Limited (HAML), jointly promoted by HMRL and HMDA, extending the blue line from Raidurg to Rajiv Gandhi International Airport. The Nehru Outer Ring Road — an eight-lane, 128-kilometre expressway — connects Hi-Tech City, Nanakramguda Financial District, Hyderabad International Airport, Knowledge Park, Hardware Park, Games Village, Singapore Financial District and the State Police Academy.
The City That Welcomes Investment
Strong investment returns make Hyderabad attractive, and infrastructure consistently outpaces demand. Major companies — Blackstone, Brookfield, Ascendas — have invested, with others planning expansion.

The Hyderabad Urban Development Authority positions the city as the new Silicon Valley, and both current and former state governments have invested significantly in infrastructure development. The pandemic’s work-from-home shift increased demand for larger homes, which Hyderabad accommodates well, and rising construction costs together with a growing preference for spacious, luxury residences continue to drive real estate prices upward.
