Bachupally has changed more in the last decade than in the three before it — and Praneeth Group has been building here through nearly all of that growth. As the corridor along the outer ring road filled in, we’ve had to think about density, mobility and green cover together on every project, rather than as separate problems solved site by site.
Density with breathing room
The template that worked a decade ago — a single tower ringed by a compound wall — is giving way to clustered mid-rise blocks arranged around shared courtyards, community lawns and walkable internal streets. The goal isn’t just aesthetics: it’s daylight, cross-ventilation and a sense of scale that doesn’t overwhelm the street.
“The best gated communities today don’t feel gated — they feel like a well-designed neighbourhood that happens to have a boundary.”
Mobility before amenities
Bachupally has been planned around access first — proximity to the outer ring road, upcoming metro extensions and arterial roads — before amenities are even discussed. Buyers increasingly price in commute time the same way they price in carpet area, and our own project selection in the corridor has followed the same logic.
That means engaging with road-widening and public transport plans years ahead of launch, not reacting to them after possession. It also means designing internal layouts that reduce dependence on cars for everyday errands — clubhouse, creche and a small retail strip within walking distance of every block, something we’ve carried across our Bachupally communities.
What this means for buyers
If you’re evaluating a home in Bachupally today, look past the brochure renders and ask about the master plan for the surrounding two kilometres — road widening, metro alignment, and green cover commitments. Those decisions, made well before your building is even a foundation, will shape your daily life far more than the finish on your kitchen counters.
